Position Summary:
The Chief Operating Officer (the “COO”) will serve as the executive lead for the performance and strategy of One Times Square (OTS) in New York City, overseeing financial results, operational execution, customer experience, tenant and partner relationships, and investor engagement. The COO will drive value creation across multiple business lines within the building, including but not limited to leasing and capital projects, brand partnerships, experiential programming, and digital media.
This role requires a combination of financial acumen, operational excellence, and expertise in real estate and live experiential, complemented by a creative, experience-driven mindset to shape OTS into a more dominant world-class destination. The COO will drive revenue growth while ensuring visitors enjoy a premier, immersive experience. Acting as a trusted strategic advisor to ownership, the COO will leverage deep business insight and cross-functional leadership to unlock the building's full potential. Through strategic storytelling, the Coo will cultivate and manage complex partnerships, while ensuring the property’s success as both an investment and a consumer-facing experience.
Duties and Responsibilities:
1. Strategic Leadership:
- Drive the strategic vision and operational execution to realize and maximize OTS’ market influence and cultural impact, ensuring offerings and activations drive engagement, revenue, long-term brand value.
- Serve as the executive leader on all strategic and tactical matters as they relate to the current business optimization and new/future experiential and commercial ventures for OTS, including curating experiences and partnerships that enhance the building’s reputation and draw.
- Own overall performance across revenue, operational execution, and visitor engagement, aligning financial results with immersive programming and audience impact.
- Establish and monitor key performance indicators (KPIs) across all aspects of OTS, including guest experience, team performance, revenue growth, sales and marketing objectives, and the evolution of product offerings and experiential programming.
- Use data-driven insights to continuously optimize operations, enhance visitor engagement, and align business outcomes with strategic goals.
- Create a strategic team environment that produces exceptional guest service and engagement, and ensures all staff members perform at a consistently high level.
- Drive leasing/experience strategies and activation plans to optimize the building’s ecosystem of businesses.
- Identify and implement opportunities for capital investments, consumer engagement, and revenue enhancement.
- Operate effectively in a fast-paced, dynamic environment, applying the right level of analysis to guide timely decision-making.
- Maintain deep awareness of market trends, competitive experiences, and audience insights, translating knowledge into actionable strategies for OTS.
- Serve as the executive leader for OTS, partnering with operational leaders, revenue and marketing heads and clients/customers to optimize OTS performance.
2. Financial Leadership:
- Oversee forecasting, budgeting, financial modeling, and scenario analysis; ensure financial accuracy and insight in decision-making.
- Lead reforecast and valuation discussions with ownership, investors, and senior leadership.
- Stay attuned to capital market trends and structure strategies around refinancing, recapitalization, and long-term financial optimization.
- Ongoing review and thorough understanding of monthly reports submitted by JV partner’s property management; maintain dialogue with asset team.
3. Operational & Asset Oversight:
- Drive excellence in service delivery and operational efficiency across all business lines within OTS.
- Provide executive oversight of property operations, leasing, tenant relations, and vendor performance.
- Negotiate leases, joint ventures, and operations agreements to maximize value while protecting ownership’s interests.
- Lead the implementation of placemaking initiatives, tenant mix strategies, and capital improvement programs.
- Ensure compliance with loan requirements, partnership agreements, and governance structures.
- Collaborate with internal teams to deliver a cohesive vision for the asset and best-in-class tenant experience.
4. Investment Committee Liaison:
- Serve as the primary executive liaison for Fund Management and Investment Committee.
- Collaborate with Fund Management on preparation and presentation of investor reports, financial updates, and strategic reviews.
- Maintain strong, transparent relationships with lenders, ensuring alignment with ownership’s objectives.
- Represent the firm’s interests in negotiations, governance discussions, and long-term partnership planning.
5. Leadership & Talent Development:
- Lead, coach, and develop a high-performing team supporting the asset.
- Build strong cross-functional alignment across business units, including leasing, construction, creative and marketing, and property management, ensuring consistent execution of OTS’ strategy.
- Build a culture of accountability, innovation, and collaboration at the asset level.
- Model leadership behaviors that reflect the firm’s values and Director-level expectations.
Required Qualifications:
- Deep expertise in live/experiential entertainment executive leadership + real estate/physical plant strongly preferred.
- Proven success in overseeing large-scale assets with multiple operating businesses.
- Exceptional financial acumen required; mastery of valuation, capital structuring, IRR analysis, equity multiple analysis, and Argus Enterprise modeling strongly preferred.
- Demonstrated success managing relationships with the team, cross-departments, and Investment Committees.
- Proven operational leadership across mixed-use or flagship assets, with a track record of enhancing value through strategic execution.
- Exceptional relationship-building, negotiation, and communication skills—able to influence at the executive levels.
- Deep understanding of leasing, tenant mix strategy, partnership structures, and capital markets; experience in reviewing of Leases, Partnership Documentation, Loan Documents, Budgets, and Property Level Financial Statements
- Strong knowledge of governing documents – partnership agreements, loans, complex joint venture agreements, leases at property

Background Requirements:

- CFA or CPA designation preferred, but not required
Salary:
$500,000-$550,000 with additional bonus potential based upon performance and company results
